The fourth phase of Holm House was designed to blend in with the architectural development that has been under construction on Zdziechowskiego Street for several years. The development, designed by HRA Architekci, draws on the neighbourhood’s distinctive features recognised by local residents: a sense of intimacy and a metropolitan character. On the one hand, it captivates with its thoughtfully designed green spaces and internal courtyards between the buildings; on the other, it features cleverly arranged spaces within the buildings. The building includes facilities for 24-hour security and a space for storing courier parcels. A two-storey car park with storage units and bicycle lock-ups has been built beneath the building.

The Holm House project is designed for people who appreciate the convenience of city living. Homeowners here value not only the aesthetically pleasing, modern architecture but, above all, the extremely well-thought-out flat layouts and comfort-enhancing features – such as anti-smog ventilators in the windows.
Holm House was the first residential development in Poland to be certified as a Barrier-Free Building by the Integration Foundation. The same applies to the fourth phase of the project: 40 per cent of the flats in the development have been adapted to meet the stringent requirements of the certificate.
There are many cycle paths in the vicinity of the estate, so a number of facilities for cyclists have been provided, such as bicycle stands on the patio and bicycle racks in the garage.
Like most of Skanska’s residential projects, Holm House 4 is certified under the BREEAM scheme — the building was awarded a ‘Very good’ rating. This distinction is awarded to buildings that are designed and built with respect for the environment.
Green spaces have been carefully designed on the site, with specially selected plant species – mainly deciduous shrubs – introduced to improve air filtration and thereby help combat smog. Thanks to the water recovery system, rainwater will be used to water the greenery. In the communal areas, there are also nesting boxes and feeding stations for birds and insects, whose presence will help to preserve biodiversity within the estate.
