Jaśminowy Mokotów is a development well known to the residents of Warsaw. The architectural concept for the first two phases was developed by the Rolfe Judd studio, whilst subsequent phases were carried out by BBGK Architekci. Jaśminowy Mokotów quickly gained recognition not only amongst clients, but also amongst independent jurors. It has received numerous awards for its environmentally friendly construction, as well as for its welcoming communal spaces — it is a winner of the ‘Creators of Space’ and ‘Green Eagles’ competitions organised by Rzeczpospolita. It also ranks among the top 10 best residential estates in Poland according to Newsweek, and was nominated for the Mayor of Warsaw’s Architectural Award.
Jaśminowy Mokotów is the first building site in Warsaw to be powered by wind energy. This climate-conscious approach and commitment to environmentally responsible construction practices have earned the development an international BREEAM sustainability certificate.
The Skanska Jaśminowy Mokotów estate is unique because of its location, which is characterised by lush natural surroundings. Situated near the historic Królikarnia and its Arkadia Park, naturally protected by the old Vistula escarpment and framed by abundant greenery, it is immersed in silence. At the same time, it is almost right in the heart of the city. Warsaw has few places like this.
We have sought to make the most of the space’s advantages: 55 per cent of the estate’s land remains biologically active. This comprises the green spaces within the residential areas, a variety of tree species, grasses and many other plants, as well as the private gardens, which are delineated by natural barriers – hedges and evergreen perennials. In addition, we have created a public park in the neighbourhood, Enklawa, covering an area of nearly 8,500 square metres. This carefully designed greenery helps to regulate the estate’s microclimate – here, you can take a break from the hustle and bustle of the city.
