Mazowiecka 21 is a new residential development we are carrying out in the heart of Kraków’s Krowodrza district – a neighbourhood that has long attracted residents with its atmosphere, architecture and urban lifestyle. We have created a design rooted in the neighbourhood’s city-centre character, yet imbued with a contemporary spirit. The rhythm of the façade, the pilasters, cornices and arcades draw on the modernist tenement houses of the area, lending the development an elegant, timeless look inspired by the history of the location.
Behind the distinctive design of Mazowiecka 21 lie 168 flats with a variety of layouts, clustered around a green courtyard, and seven commercial premises on the ground floor, which integrate this address into the rhythm of city life. Private loggias, balconies and terraces in the flats provide additional everyday space, open to light, fresh air and views. The whole is complemented by communal areas, designed with attention to every detail and high-quality materials, evoking the aesthetic of traditional tenement houses. Another key element of the project is the Residents’ Club. This is a space designed for socialising, building neighbourly relationships and enjoying a moment’s respite away from one’s own flat.

We designed Mazowiecka 21 with a modern urban lifestyle in mind. We have focused on solutions that enable the monitoring of utility consumption. We have planned photovoltaic panels on the roof of the building, and the design incorporates a ventilation heat recovery system with a heat pump to support the heating of domestic hot water using recovered energy.
Future residents will benefit from the Appartme system, which allows them to monitor their daily utility consumption via a mobile app. We have also planned an electric car charging station on the development site. These solutions not only enhance the convenience of everyday life, but also enable residents to monitor selected energy consumption parameters and make use of home automation systems. The development is being designed with the aim of achieving a BREEAM ‘Very Good’ rating. The BREEAM certification system takes into account, amongst other things, criteria relating to the building’s energy efficiency, resource management and user comfort.
We have also placed great emphasis on accessibility. All floors are served by lifts adapted to the needs of people with disabilities, and the entrances to the stairwells provide convenient access to the building, and in the lift lobbies, corridors and selected rooms, we have provided adequate manoeuvring space for wheelchair users. We have also designated parking spaces on the development’s premises for people with disabilities.
Its excellent location in the heart of Krowodrza makes Mazowiecka 21 the ideal address for those who want to live close to the centre of Kraków, whilst also appreciating the character of one of the city’s most popular districts. Here, the proximity to the Old Town is combined with a more intimate atmosphere and the convenience of everyday life.
Krowodrza is characterised by its diverse built environment – ranging from historic tenement houses and modernist architecture to contemporary developments that blend harmoniously into the urban fabric.
