Awangarda Mogilska is a unique residential development in Kraków, combining metropolitan character with an industrial edge. Situated on the site of former grain-processing facilities, the project features distinctive architecture that gives the building a slender, loft-style silhouette. Located on ul. Mogilska, the scheme is designed around an internal green courtyard and, in its first phase, will offer 278 apartments and 6 commercial units. The project was designed by the renowned Kraków-based architecture studio B2 Studio.
The building’s striking cascading form, along with terraces, balconies or loggias, and tall windows, will provide residents with abundant natural light and views over the cityscape, including Wawel Castle, located just 2.5 km away. The architectural solutions applied in Awangarda Mogilska will give the impression of neighbouring buildings with diverse styles, heights, shapes, and façades in shades of black, red, and sandstone. Residents will have access to a three-level underground car park with charging points for electric vehicles, as well as three dedicated bicycle rooms. The designers have considered the everyday needs of residents, reflected both in carefully planned apartments and well-designed shared areas. Easily accessible storage rooms will be located on the same floors as the flats, and the entrance lobby will be enhanced with a small art gallery.

Awangarda Mogilska incorporates a wide range of sustainable solutions that support the environment while reducing operating costs. It is the first residential project in Kraków by Skanska to include energy-efficient photovoltaic panels and a heat recovery system using heat pumps to supply hot water. Future residents will also benefit from anti-smog filters.
The building will feature contactless access control, while each apartment will come equipped with the Appartme smart home system. This enables residents to control home installations and appliances remotely — such as adjusting room temperatures — and to better monitor and manage energy use and utility costs.
Our goal is for Awangarda Mogilska to achieve a BREEAM certification at the ‘Very Good’ level, confirming the use of environmentally friendly and energy-efficient solutions that enhance residential comfort and promote responsible energy consumption.
Awangarda Mogilska boasts an excellent location, with convenient access to public transport and close proximity to nature – key advantages for future residents. The development is well connected to the city centre, with trams reaching Planty Park and the Old Town area in approximately 10 minutes. It will be situated within walking distance of Tauron Arena Kraków and close to one of the city’s most attractive green spaces – Park Lotników.
The surrounding area offers a wealth of public amenities and community infrastructure, including schools, healthcare centres, sports facilities (such as a swimming pool), as well as shopping centres, local shops, restaurants, and cafés. The estate is being developed on the grounds of former grain-processing plants, and the neighbouring historic buildings serve as a reminder of the site’s industrial past. The development’s distinctive architecture will reflect this industrial heritage, while the project’s name pays homage to the avant-garde tradition.
